We have a strict 30 day cancellation policy. This is inclusive of bad weather events including hurricanes, flooding, and denied access to the island. We highly recommend travel insurance.

Our Resort home is 4407 Sea Forest Dr. (Windswept) Kiawah Island, SC 29455. You will be a guest of either Kiawah Island Resort or Wyndham
Vacation Rentals and they will manage your stay once on the island. You will receive e-mails from them regarding your stay, how to get keys, and local information.
1.CHECK-IN TIME IS AFTER 4:30 P.M. EST AND CHECK-OUT IS 10 A.M. EST. Early Check-in or late check-out available only with prior approval.
2.This is a NON-SMOKING unit.
3.Pets are NOT permitted in rental units under any conditions.
(URL HIDDEN) insurance is advisable especially during hurricane season.
5.Phone use: All local and long distance, continental US only, calls are free during your stay.
6.Damages Policy/ Charges
a.No Charges if no damage is done to unit or its contents, beyond normal wear and tear.
b.All debris, rubbish and discards are placed in dumpster, and soiled dishes are placed in the dishwasher and cleaned.
c.All keys are returned to Kiawah Island Golf Resort and unit is left locked.
d.All charges accrued during the stay are paid prior to departure.
e.No linens are lost or damaged.
f.The renter is not evicted by the owner (or representative of the owner), the local law enforcement, the security company employed by My Complex or Kiawah Island Golf Resort.
7.Payment is paid in full through Airbnb at the time of making the reservation.
MONTHLY -Monthly renters must cancel one hundred-twenty (120) days prior to check-in. Monthly renters who make a change that results in a shortened stay must be made at least ninety (90) days prior to check-in.
2 Week rental- Cancellations accepted within 60 days
Weekly or less- Weekly/daily renters must cancel within 30 days prior to check-in.
Cancellations or changes that result in a shortened stay, that are made within 30 days of the arrival date, forfeit the full payment. Cancellation or early departure does not warrant any refund or rent reduction even if due to natural weather events.
9.MAXIMUM OCCUPANCY- The maximum number of guests is limited to four (4) persons.
10.Longer minimum stays may be required during holiday periods.
11.INCLUSIVE FEES- Rates include a one-time linen-towel setup.
12.NO DAILY MAID SERVICE- While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. We suggest you bring beach towels and beach chairs unless you would rather rent the chairs on the beach. Washer and dryer available for use.
13.RATE CHANGES- Rates subject to change without notice.
14.FALSIFIED RESERVATIONS- Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check-in.
15.WRITTEN EXCEPTIONS- Any exceptions to the above mentioned policies must be approved in writing in advance.
16.PARKING PASSES- Parking passes will be picked up at the Kiawah Resort office. Renters must display parking pass on vehicle dash at all times. Failure to display may result in towing of vehicle at renter’s expense.
17.HURRICANE, FLOOD, OR STORM POLICY- No refunds will be given with less than 30 days notice. If you are unable to leave the island secondary to travel advisories/ flooding/bad weather, you will be charged a reduced daily rate. If you are unable to gain access to the island secondary to travel advisories/flooding /bad weather, no refunds will be given. Travel insurance is always advisable especially during hurricane season.
