Located on 4.5 acres of fields and nature in historic Hopkinton, where the Boston Marathon starts! This private two bedroom apartment has its own entrance, kitchen, bathroom, living room and dining area. It is the perfect blend of country charm and modern comforts. You can roam the property surrounded by beautiful walnut trees and wildlife. Hopkinton is a beautiful quiet town with convenient highway/rail access to Boston, multiple lakes, trails, state parks, and a cute town center nearby.

You'll love this professionally cleaned 800 square foot garden level apartment because of the comfy beds with cotton sheets and a variety of pillows to choose from. There is an HDTV with cable and a "smart" Blu-Ray/DVD player that is netflix/hulu/amazon capable. Because we're surrounded by protected wetlands, we frequently see deer, turkey, hawks, gophers, rare woodpeckers, and many other birds.

Follow the stone steps down to your private lawn area which is solely for your use. It is the lushest grass on the property and there is a picnic table and chairs in the warmer months. Take a stroll along the path that transits the property, running along a seasonal stream and opening up into protected wetlands with abundant wildlife. Feel free to bring a chair down to the footbridge and read while the sounds of the birds and the seasonal stream relax you. There is also a small table by the horse barn. Feel free to sit and look over the pasture.

Guests are responsible for inspecting the property carefully before occupying it. If the Airbnb listing states that the rental is suitable for children and infants, this simply means that the host does not discriminate against children and infants. Guest(s) shall obtain and pay for any insurance coverage necessary to protect guest and guest's property from losses or expense that may be caused by such persons or events.

Holdover by guest(s): Guest(s) shall not remain in possession of premises after initial term of booking. Should the current guest(s) remain in possession of premises after initial term of booking, and when a new guest has previously booked the unit for the same days, the current guest agrees to pay 3 times the daily rate in order to relocate the next new guest. A late check out also could be considered a holdover and can be assessed the 3 times rate for that period unless otherwise authorized by owner/host.

Prohibited uses: Notwithstanding the forgoing, Guests shall not use the premises for the purpose of storing, manufacturing or the selling any explosives, flammables, drugs or other inherently dangerous substances.

No waiver: Waiver by owner of a breach of any covenant will not be construed to be a continuing waiver of any subsequent breach. Owner/host's receipt of rent with knowledge of guest's violation of a covenant does not waive owner's rights to enforce any covenant of the agreement.

Comply with the law: Guest shall not violate any government law in the use of the premises, commit waste or nuisance, annoy, molest or interfere with any other resident or neighbors quiet enjoyment.

No alterations: No repairs, decorations or alterations shall be done by guest(s), without owner's prior written consent.

Sale of property: If the property was to be sold or the business of renting the property terminated, or the reservation could not be honored, you will be fully refunded all deposits in full.

No assignment: No portion of said premises shall be sublet nor this agreement assigned. Any attempted subletting or assignment by the guest(s) shall, at the election of owner be an irremediable breach of this agreement.

Right of entry: The owner/host or his agents or employees may enter the premises: In case of emergency; when the guest has abandoned or surrendered the premises; To make necessary or agreed repairs, decorations, alterations, or improvement; To supply necessary or agreed services; To exhibit the dwelling unit to prospective or actual purchasers, lenders, workmen, or contractors, provided the guest is given reasonable notice prior to owner's intent to enter, with entrance during normal business hours.

Lead Warning Statement: Owner/host has no knowledge of lead based paint and/or lead based hazards in the premises. Owner/host has no reports or records pertaining to lead based paint and/or lead based hazards.

Horses: As of 8/23/17, there are no horses on the property. However, there may be horses on the property in the future. Do not touch or feed horses. Do not enter any outbuildings/barns. Do not open any gates that are closed. Beware of any electric fencing.

Use of other areas: The use of outdoor areas is at guests' own risk. If any exercise or sports areas are added in the future, their use is at guests' own risk.

If you don't want to trigger the lights on the path to the suite for whatever reason you can step over the path, away from the house after you climb the stairs. You won't have to worry that you might be waking up the folks living upstairs. Also the motion activated lighting is very, very bright.

Andrew, thanks for staying with us! The motion activated lights that illuminate the path to the suite's entrance don't cause an issue for the upstairs unit. Therefore, there is no need to take such measures, but thank you for the consideration. The lights are bright because we want our guests to be able to see where they're walking at night and ensure their safety. Thanks again for choosing our place!

Had a wonderful stay. Matt and Nikki are great hosts--fair, great communication and quick to respond. The space was charming, cozy, clean and pretty much had everything we needed. Nice lighting at the kitchen table in the morning! Upon arriving, I realized I forgot some specific cookingware I meant to bring from home. But I found that the kitchen was already well-stocked with cooking supplies (I even found chopsticks). Highlight of our stay: We stayed for maybe less than a day and a half, and each day or every time we went out to the car, we spotted a pack of 3-4 deer mingling in the yard. We thought that was really cool.

This is brilliant place to stay in which is secluded so you see deer, frogs and chipmunks on your doorstep. It's just a few minutes to Hopkinton which has great restaurants. The bedrooms are large and the shower is good. The hosts are great and are there if you need them or not if you don't.

This is a calm relaxing place. Space for a small family or a couple to base themselves for Boston or the sour rounding area. Off the main road so children woul be safe to explore the close by walks.

L'appartement est en sous sol de la maison, il est fraichement refait et la décoration est très cosy. Nous avons retrouvé l'hospitalité américaine dans une cuisine bien équipée, des placards remplis d'éléments basiques tels que: sucre ,sel, poivre, huile, café, filtres, liquide vaisselle et éponge, bien qu'il y ait un lave vaisselle, ce qui est un très bon point pour ne pas se ruiner en courses au supermarché. Il y a des torchons, des serviettes, un sèche cheveux et les draps sont très propres. Cependant l'appartement est très mal isolé: on entend les pas de nos hôtes et la chienne courir sur le plancher. A noter que nous l'avons signalé à Matthiew et qu'ils ont fait très attention le reste de notre séjour pour ne pas nous déranger.. La chaudière qui est au sous sol dans une pièce close fait aussi beaucoup de bruit et raisonne dans la chambre des enfants quand elle fonctionne. L'eau froide n'a quasiment pas de pression au robinet de la salle de bain. En ce qui concerne les extérieurs, nous avons été déçu, nous attendions quelque chose de plus rustique et typique dans le terme "farmhouse" en titre de la description, la propriété bien que spacieuse, ressemble plus à une maison classique américaine avec quelques box et des prés, qu'à une vraie ferme (subtilité dans la traduction français /anglais peut être?) Nous n'avons pas vu de chevaux pendant notre séjour alors qu'en tant qu'ancienne cavalière, c'était un argument de poid dans le choix de cette maison. Nous n'avons donc pas su déterminer si par manque de chance les chevaux étaient simplement absents pendant quelques jours, ou si les box étaient loués à des propriétaires de chevaux?! Pour conclure le séjour ne fut pas mauvais, nous avons bien dormi et nous avons beaucoup bougé aux alentours, la proximité de Boston est un plus. Mais nous encourageons nos nouveaux hôtes de airbnb à être plus sincères et précis dans leur descritpion de la maison afin d'éviter que d'autres ne soit déçus. Nous sommes sûres de leur bonne volonté et de leur envie de progresser.

Merci pour vos commentaires et nous sommes désolés d’entendre que vous n’a pas profiter pleinement de votre séjour. Même si, nous avons seulement fait cela pendant quelques mois, tous les autres clients, nous avons eu semblait être très satisfait de leur séjour. Je dois répondre à certaines de vos observations. Bien que, l’appartement se trouve au niveau inférieur de la maison, c’est surtout plus haut grade et pas une cave dans le sens traditionnel du terme. C’est plus d’un appartement « rez-de-jardin ». Il y a quelques grandes fenêtres comme peut être vu dans les photos. Nous avons effectivement eu à ajouter des rideaux plus parce que c’est trop clair pour certaines personnes. Je peux vous assurer que l’isolation de la maison répond ou dépasse le code du bâtiment. Séparation de l’étage inférieur et le niveau supérieur est tous ces : cloisons sèches, isolation, deux épaisseurs de contreplaqué et un ¾ couche de bois de chêne massif. C’est plus d’une mémoire tampon de la plupart des maisons ont. Puisque vous avez mentionné les ongles de chiens en cliquant sur l’étage supérieur, nous avons fait un meilleur travail de garder ses ongles taillés et ajouté des tapis. Nous n’avons jamais eu aucun cas de faible pression d’eau. Peut-être plusieurs robinets étaient utilisés à la fois, mais je vais vérifier et régler la pression si nécessaire. Nous demandons que nos clients nous le faire savoir si quelque chose ne va pas afin que nous fassions ce droit pendant leur séjour. Vous faites le moi savoir sur les ongles du chien, mais pas n’importe quoi d’autre jusqu'à présent. Je suis conscient que c’était votre première expérience d’AirBNB et vous n’aurez pas beaucoup à le comparer à. Je ne pense pas qu’il y a beaucoup d’autres endroits dans notre région qui offrent la même quantité d’espace, confort et ambiance que notre place est pour le prix.
