Lovely large home in family friendly suburbia. Room has comfy double bed (medium to firm chiropractic mattress), desk, desk chair, lamp, bedside table, built-in-robe with drawers/shelves and ceiling fan. Second double bed mattress can be pulled out from under bed to sleep another person if you wish.
Open plan living and dining area, older style kitchen and functional family bathroom with separate toilet. Enjoy a very hot shower after a long day and don't worry we never run out of hot water. Rest assured the bathroom is always kept clean and air freshener is supplied. Kitchen is fully stocked with everything you need to cook up a storm - help yourself to kitchenware and condiments so long as they are replaced when run out.
Owners have their own private bathroom and are up other end of house - perfect for privacy. Share the back section of the house (including the bathroom and living area) with other guests who are extremely considerate and tidy. Wireless internet facilities - internet is fine for browsing but can be a little slow fit Netflix especially when two or more users. Help yourself to laundry facilities with washing machine and indoor clothes drying rack or outdoor covered clothes line. We have such a beautiful climate that we don't feel we need a clothes dryer or air conditioning. In winter please bring lots of warm clothes as it can get a little chilly at night.
The house will be cleaned fortnightly by professional cleaners in shared areas and yards maintained as included in fee. Your room and linen will be cleaned ready for you before you check in but it's up to you to clean your room and linen during your stay (you are welcome to use our cleaning products and washing detergent). In between house cleans all guests are to clean up shared areas after themselves to keep areas clean & tidy for other housemates to use. Clean sheets and towels are provided if you would like them or if you don't need them, you can have a $5 discount on cleaning fee.

Access is available from front or back door. Each guest has secure room with their own key and lock. Owners have private 2 bedrooms and ensuite bathroom at front of house. Guests & housemates have 2 bedrooms and study, at back of house - will share kitchen and laundry with the owners. There is also a very large backyard with a veggie and herb garden. It is lovely to have a picnic in the backyard on a nice sunny day, or feel free to try out our slackline between the trees (like a tight rope not far off the ground) - we can set it up for you if we are home or let us know if you're interested and we can have it set up ready for your arrival.

House is being slowly updated/renovated to make it more modern and appealing. This will be completed in a way to provide minimal inconvenience and mainly involves painting. Hence why the fee is 20% cheaper than it would normally be. We have one wall in our hallway with wallpaper mostly removed and needs to be finished and painted, and lino in kitchen and carpet in lounge rooms need replacing once we finished painting - but rest assured the house is clean, tidy and very comfortably. Further discounts apply for 3 months or longer stays.
The house is not five star hotel quality and is not priced as so. Please do not rate us based on this - please rate based on your rating out of five as per description expectations from the advertised description and price point. We are looking to share our home with friendly and considerate guests. We will welcome you to our home as if you are a housemate - as such we expect everyone to play an equal role in the house and we see everyone as equals. Note that we consider you as a housemate not a hotel guest, and do not offer breakfast service. If you run out of eggs or milk or any other basics, we would be happy to help you out.
Please help yourself to our dishes, plates, bowls, cups, cutlery and all cooking items and facilities in the kitchen except food items in the pantry and fridge. You may use any condiments in the high corner cupboard so long as you please replace any that run out or let us know so we can work out a solution so it's there for the next guest.
Feel free to watch the TV at any time and if you would like access to our Netflix account we can set it up for you on the TV if you ask us (we have to log in). If we are using the TV and you would like to use it please feel free to let us know as we love to share.
Please treat the house as if it were you own home in the following ways:
•Exhaust fan - in bathroom and kitchen when in use to reduce mould
•Floor mat - please hang it over the bath after use, it helps it dry out.
•Showers – we hope you enjoy our lovely hot showers but please try to limit showers to 5 minutes to save water and electricity. We have never run out of hot water but if it's luke warm it could be because someone else is using the hot water - maybe wait 5 min and then try for a shower. Please also refer to Energy Efficiency section below.
•Times - be considerate to other housemates in terms of noise and use of the shower/bathroom (please be conscious of how long you take in the morning if others need to use it before work.
•Wet towels – please leave those in the bathroom or out on the line to dry. If they are left in the rooms they don’t dry so well and might actually make the rooms mouldy or smelly.
•Cupboards – there are several empty cupboards dedicated for use as a guest pantry.
•Dishwasher – may be used on 'Fast' setting but first rinse food off & empty when finished. Please hand wash pots and pans & oven trays, or other items with caked on food as the dishwasher will not wash them properly.
•Fridge – there is a guest fridge in the kitchen. Shelves are labelled to help keep food separate.
•Kettle – only boil as much water as you need, boiling 1.5 litres when you only want 1 coffee simply means a lot of water is heated and just goes cold again. The jug requires a minimum of 2 cups. Please try and aim the spout of the kettle out from under the cupboards, this will just save them from being steamed to death over many years. It is important to fill the kettle back to the minimum line before placing it back on the kettle base. Please also refer to Energy Efficiency section below.
•Kitchenware - Please help yourself to our dishes, plates, bowls, cups, cutlery and all cooking items and facilities in the kitchen.
•Oven - please use aluminium foil on oven trays and do not put good directly on trays. Please help yourself to foil in the third drawer. Please also refer to Energy Efficiency section below.
•Toaster – please pull it out from under the cupboards during use, this will help prevent the cupboards be affected by heat.
•Washing up - wash up dirty items in kitchen as you go, or if you cook up a big storm feel free to use dishwasher but make sure you empty it afterwards, and please keep shared areas tidy for other housemates to enjoy.
•Clothes line - is covered for all weather use and protection. If possible, please take washing off clothes line within 24 hrs to allow others to use facilities.
•Laundry detergent – we are happy to share for the odd wash. You can use our cold power detergent.
•Washing machine - please wash on cotton or fast wash. It is cold wash only.
•Friends/visitors - can come over (on request) if noise drops after 9PM, but no parties allowed.
•TV - Feel free to watch the TV at any time and if you would like access to our Netflix account we can set it up for you on the TV if you ask us (we have to log in). If we are using the TV and you would like to use it please feel free to let us know as we love to share.
•Quiet time - 9PM-7AM (turn TVs down and try to be quiet) or ask to quiet down if someone forgets.
•Bin night - Thursday night/Friday morning.
•Perishables - If you have something ultra stinky please keep it in the fridge or even freeze it and we can put it in the bin just before it is collected to save stinking out the house and even the wheelie bin outside.
•Common areas - We have a cleaner do a full house clean every fortnight and everyone is expected to please clean up after themselves in between to help keep the house clean and tidy.
•Guest room - will be cleaned before you check in, but if you would like to vacuum or clean your sheets/linen during your stay you are welcome to help yourself to the vacuum and laundry facilities. You do not have to clean your room before you leave, but please leave neat & tidy and free of rubbish.
•Personal items - Please use cupboards in the kitchen and bathroom for your belongings and to make cleaning of surfaces easier, do not leave things out.
Energy Efficiency/Water Conservation:
Please be energy and water conscious as we don't like waste. It’s not a matter of expense but a matter of principle and energy conservation. It’s just a matter of being a bit smarter and less wasteful.
•Kettle – Please fill water jug to the amount of water you plan to use as this is a big energy user. For example, boiling 1.5 litres when you only want 1 coffee simply means a lot of water is heated and just goes cold again.
•Oven - If you only want to bake one potato then using the oven might be a bit excessive. We recommend baking a few and sharing with others, bake a pudding for dessert too, maybe even some lasagne for tomorrow night.
•Showers - we hope you enjoy our lovely hot showers but please try to limit showers to 5 minutes to save water and electricity. Please avoid turning the shower on, then going off to do something else and coming back.
•If you would like a friend to stay or would like to stay longer that is no problem - we can amend your booking with additional fees - so long as it doesn't interfere with other bookings
•5 Star reviews - It is important to us to make sure guests are happy and will be able to leave the best possible reviews at the end of their stay. If there is anything that would prevent you leaving a 5-Star review please let us know straight away.
•Feedback - We are very open to any criticism or feedback as we are always trying to improve
•Other guests - if anything is not up to your standard or anyone is being noisy or making you uncomfortable please let me know - and we will do our best to make you feel at home and have an enjoyable stay.
•Shared spices - You may use any condiments in the high corner cupboard so long as you please replace any that run out or let us know so we can work out a solution so it's there for the next guest.
•Previous surplus - We often have guests leave their left over non-perishables at the end of their stay. Double check with any other guests, if it’s not theirs, then it is yours.
•Current surplus - If you have left over food if others may like it then and it is non perishable then we would love to add it to our stock of general sharing ingredients. For leftover meat and dairy please consider freezing it and letting me know so I can throw it out on bin night, for everything else please put it in the wheelie bin at the end of your stay.
Home security/Weather Tightness:
•Responsibility - Please be responsible for your room and if you open doors or windows in common areas then you are also responsible for making sure they are returned to the safe state when you leave the house; even if someone else is still home, if they don’t know you opened it then they won’t know to close it again.
•Security - This is a very safe neighbourhood but no one wants to have their stuff stolen. It is really important windows and doors are either locked closed or locked partially open of a night and when leaving the house.
•Weather - It is also important to close the windows in your room if there is foul weather expected.
•Peak times – it can get congested during peak times. Please be mindful that 3 people trying to stream movies simply won’t work, so try and share.
•Piracy - please don’t go to nuts on illegal content piracy – everyone hates the big corporations, but we don’t feel like going to court for a prior guests online activity.
•On the street is fine.
•2 cars can easily fit out the front of the house. Please avoid parking right in the centre and preventing a second car fitting easily.
•IGA Grocery store down the road (500 m), Coles in Wallsend (2 km), Woolworths in Jesmond (3 km)
•Go nuts, just make sure the back door is closed so it doesn’t drift into the house.
•Buses – there is a bus stop just around the block $15 in a taxi.
•Uber – has just arrived in Newcastle and is growing in popularity in the area.
